  • WHAT IS A PRIVATE MONEY LENDER (PML)?
    * PML = PRIVATE MONEY LENDER A private money lender is an individual or entity that provides financing to borrowers for real estate transactions, typically secured by a mortgage, a note, or deed of trust on the property. Unlike traditional banks and financial institutions, private money lenders are not regulated by government agencies and are free to set their own terms and conditions for lending. Private money lenders often provide short-term financing solutions for real estate investors, developers, and other borrowers who may not qualify for conventional loans or have access to traditional sources of funding. They can offer faster loan approvals and funding, greater flexibility in loan terms, and can make investment decisions based on their own criteria and risk appetite. In exchange for their funding, private money lenders typically earn interest income on their loans, which can provide attractive returns compared to other investment options.
  • WHAT DOES ANNUALIZED INTEREST MEAN?
    Annualized Interest is the rate at which an investment grows each year over the period to arrive at the final valuation. In this example: Say, Fire Capital Investments has a PML Opportunity for 123 Main St: Private Money Amount: $100,000 Interest: 12% Term: 6 Months If the project takes 6 months, Fire Capital Investments will owe you the Principle + $6,000 (Interest) = $106,000. (Calculations: $100,000 x 12% = $12,000 / 12 months = $1,000 x 6 months = $6,000)
  • WHAT ARE THE BENEFITS OF BEING A PML?
    Higher Returns: Private money lenders can earn higher returns compared to traditional investments such as stocks or bonds. Real estate transactions can provide double-digit returns with a secured investment backed by real estate. Diversification: Investing in real estate transactions through private lending allows for diversification of your investment portfolio. This diversification reduces risk exposure to fluctuations in the stock market. You Have Control: Private money lenders have control over their investment decisions. They can choose to invest in specific real estate projects based on their risk appetite, location, and other factors. They can also set their own terms and conditions for lending.   • HOW DO I REPORT THIS ON MY TAXES?
    We will send you a statement on or before January 31 of each year that you can forward to your CPA or tax preparer. The statement will show you how much interest you have earned for the year. It will be categorized as "Interest Income" and you will need to pay tax on it unless you are getting paid on money you loaned from a "Self-Directed IRA" account which can possibly be tax-free.   • WHAT IS ALL OF MY MONEY IS STUCK IN MY RETIREMENT FUND?

    No matter how much capital we have, we will always be limited in the number of properties we can buy. By partnering with PML's it allows us to buy an infinite number of properties.
  • IF I AGREE TO BE A PRIVATE MONEY LENDER, WHAT HAPPENS NEXT?
    Our goal is to purchase as many distressed homes to provide solutions for seller and help families become homeowners once it is renovated. Once the property is under contract, we present our private money lenders (PML) with an opportunity to invest. This means our PML's will fund all or some of the purchase price, the renovation costs (or both), holdings costs, or just the down payments. It all depends on the deal. Our PML's also have an opportunity to earn double-digit returns, unlike the returns we typically see in the bank, stock market, or retirement accounts, with a protected, secured and insured asset.
  • HOW IS MY INVESTMENT PROTECTED, INSURED AND SECURED?
    We will secure your investment with a Promissory Note summarizing the terms and conditions of your loan, and the property will be insured with a Builder Risk and General Liability policy.
  • WHY NOT GET A LOAN FROM THE BANK FOR WAY LESS INTEREST?
    Banks have a very time consuming and cumbersome process. We can't close quickly if we work with a bank. Most of the homes we buy require a quick close in order for our offer to be competitive.
  • DO YOU POOL INVESTOR FUNDS?
    No! Your funds will be attached to one property secured by a mortgage or promissory note and you will have your own separate set of loan docs. On occasion, depending on the size of the deal, we may have multiple lenders on one deal but each lender will have their own separate set of loan docs, and each lender will be assigned a separate lien position.
  • WHAT IS THE DURATION OF OUR LOAN AGREEMENT?
    Each project is different. Our Promissory Notes are written for 6-months or 12-months. However, there might be times when the project is completed before the end of the note or on some occasions exceed past the note terms.
  • WHERE DO I WIRE THE FUNDS WHEN I'M READY TO MOVE FORWARD WITH INVESTING?
    Depending on the timeline of the transaction, you will either wire the funds to a third party escrow account or wire funds to a Fire Capital Investment account used for the project.
  • WHAT HAPPENS IF YOU DON'T PAY ME?
    You have a piece of "Real Property" as collateral for this loan. If we DO NOT pay you as agreed, then simply call your local real estate attorney and have them foreclose.
